Do you Travel?
I primarily design & install for the Cleveland, Akron area, and I have gone as far as Columbus! While I don't typically design for properties outside my geographic area, if your heart is set on working with me, feel free to reach out! I'll see if I can do some remote design work or travel to your location to install in person.
How long have you been doing this?
While I've been designing & installing Airbnbs for three years, I've spent the last nine years mastering the craft of home staging! In fact, I now mentor new stagers all over the world. Prior to staging, I spent decades as a formally trained interior designer honing my skills in space planning, finish & fixture selection, and styling for a wide variety of budgets and preferences. I'm an expert with a capital E!
Is photography included?
Depending on your budget and preferences, I can include photography and/or videography in your quote, or I can pass on the contact info for my favorite local photographers to shoot your property. Subject to photographers' availability and pricing.
How do I get my photos?
If I book a photographer for you, I'll deliver your photos and videos via Pixieset, an elegant and easy-to-use photography platform where my portfolio is hosted. There you can download photos one by one or as an entire album with just a few simple clicks!
Where do you buy your inventory?
I purchase inventory from all over! I'm always looking for great pieces and fabulous deals so I can stretch my clients' budgets as far as possible. From Amazon to Costco, HomeGoods to wholesale stores, I scour all available resources to maximize your design. I even use Facebook Marketplace and local consignment stores to find gently used items for certain clients who want old-world charm or who have a smaller budget. Alternatively, if your budget allows for better quality pieces and higher end design, then I'll shop anywhere from Arhaus to Ethan Allen, Anthropology, or wherever your style and budget send me.
Whats your turn around time?
Most projects can be completed in 1-3 weeks if my schedule is clear and there are no delays at your property. I like to allow two weeks for shopping and sourcing which gives me time to order items from outside my geographic area, and a week to install depending on the scope and budget of your project. Smaller projects can be done very quickly - if you have a tight schedule, I might be able to work with you. Feel free to ask!
How do we book you?
My services are not officially booked until you have accepted a formal proposal from me, signed my contract, and paid your first invoice. The process begins with a video call to make sure we're a good fit before I walk through your property to give you a quote. You can learn about my exact process on the 'experience' page of this site.
How involved will I be?
This is where trust is key. There is unfortunately no earthly way I could keep my prices as low as I do if I did a lot of back and forth with clients on specific items. I also have found that I always get a better result that my clients are happier with when there aren't too many cooks in the kitchen.
However I promise to always execute at a very high level, and I'm incredibly proud to say I've never once had a client unhappy with my final design! But keep in mind that if you're the type of person who needs to manage every detail, I may not be the right fit for you.
How far out do you book?
I'm typically booking about one to two months out, however availability for smaller projects can happen with just a week or two's notice. If you'd like to book my time further out, I can do so with the payment of a deposit. I'm very flexible when I can be, so never hesitate to reach out and see if I can fit you in right away!
Do you do handyman work?
I do not do any installing, renovating, or handyman work other than the occasional cosmetic project like murals, floating shelves, wallpaper, or accent walls which would be specified in your quote. However I can recommend a list of fixtures & finishes you can pass on to your contractor if you need help with that part! Design services start at $750.
Do you offer property management services?
I do not currently offer any property or project management services, and my packages do not include things like checking on your contractor and reporting back, or setting up your wi-fi. If you need help managing your property after it's set up or managing your project while it's still in progress, I can recommend some great local options! Just ask.
Do you do glow-ups for existing rental properties?
Yes! I love to make magic with a little rearranging, a layer or two of accessories and thoughtfully curated art, and some incredible new photos and copy for your Airbnb/VRBO listings. Reach out to talk through your project and if I think I can help you, I'll walk through your property and give you a no-pressure quote.
Do you design for longer term rentals?
Whether your rental is a sturdy insurance property for active families renting long term, a fabulous but functional crash pad for traveling nurses, or a funky short-term rental hosted on Airbnb or VRBO, I can tackle it for you because I've done it all! I know when to splurge on durability, when to focus on form over function to wow guests, and when to find the perfect balance between the two for multi-purpose rentals. I think through every single detail so you don't have to!
Do you offer design services for apartment models?
Absolutely! Styling a model unit for apartments is one of my favorite tasks. I'll match my approach to your budget and style needs, and wow potential residents who will be clamoring to rent from you! Whether you want to simply update and refresh, raise your prices, or book more units, I'm here to make it happen.
Who does your photography?
Whenever possible I work with Lisa Buie of Pixel Perfect Productions! She's done the majority of my Home Staging and Airbnb photography over the years, and there's nobody better. Oh, and she's also just an absolutely stellar human.
