Yeah, that's definitely not me. I'm more at home in jeans covered in sawdust, I'm goofy around the edges but serious as hell about my work, I value honesty and integrity, and I'll treat your property - and your vision - like it's my own.

In addition to the furniture & décor, I can provide the selection & installation of contents (from TVs to sheets & towels!) to wow your target guests. Book a lot of foodies? I'll compile a dreamy kitchen full of tools and appliances. Just need the basics? I know exactly what your specific guests will need, and what they won't.

1. The Walkthrough


I walk through your property to get an idea of the scope of what I can help with and give you an informal estimate or price range I expect your property to fall into. I can do this with you and/or your Realtor or property manager, or alone with a lockbox code - whichever you prefer. However I do love having time to walk through alone so I can really focus and dream up ideas.

2. The Quote


If my rough estimate aligns with your goals & budget, I'll put together a formal quote and get to work on any specific design recommendations you've requested for your property such as fixtures & finishes like carpet or lighting. This can take me anywhere from 48 hours to a week or more depending on the scope of your project, and whether you just need a quote, or design selections as well.

3. The Details


I present your quote to you via email, recorded video, and/or a live meeting or call where I walk you through the details of our quote and design plan. At this stage I will finalize the scope of your project, get your approval of the mood board(s) for the property, and nail down the list of included contents.

4. You Sign & Pay


Once you sign off on the details of your quote, I will send an invoice for 80% of your total fee, with the remaining 20% due upon the final day of the install. I usually need 1-2 weeks to plan and shop before I begin installing, with at least 1 week advance notice to make sure I have room on our calendar. Installation dates are as available, so the earlier you contact me the better. I typically accept wire transfers or checks only, however if you need to pay with a credit card, I can make that happen for a 3% convenience fee.

5. Sourcing


Once I receive your wire transfer for 80% of the total invoice I begin shopping. I start with the biggest, most unique, and hardest to find items, or items that will take time to be delivered. I then fill in all the finishing touches and prep and store it all at my small warehouse. Sometimes large items like sofas will be delivered directly to your property which I will coordinate and accept in person. This process usually takes 1-2 weeks.

6. The Installation


Once you and your contractors have completed any work, painting, or cleaning the property needs, I can officially schedule your installation. My movers and I usually load in all the furniture on days 1-2 of the installation, and spend the next few days refining and filling in the details. A typical installation lasts 5-7 days but can be more or less depending on the scope of your project. I require exclusive, uninterrupted access to your property during install so I can stay on schedule, stay safe, and do my best work for you.

7. Photos & Copy


Finally, upon request I'll have the property photographed and/or videoed by a pro (as available), and even help you write the copy for your Airbnb listing if you wish, all while you continue to sit back, relax, and worry about zero of the details. The photos you receive will be full of wide shots to show the rooms and how they fit together, along with fun details and IG-worthy closeups to use in your marketing & socials. My primary goal is to get shots that make people say 'I want to stay there!'

8. Time to Rent!


Once I receive your final 20% payment, I will deliver your photos to your inbox. Now that you have a gorgeously styled property, scroll-stopping photos, and fun descriptive copy to draw renters in, it's time to rent that bad boy and start making some of your investment back! I love to get feedback on my designs and learn how renters are using and loving them, so be sure to keep in touch after my work is done.
